  • Frame warping on builder-grade ECO units installed before 2015. Early ECO frames used a thinner vinyl extrusion that softens and bows in direct western exposure. Kendall and Cutler Bay homes get hit hardest. A bowed frame kills the seal between sash and frame, which means air leakage and moisture intrusion. Depending on the severity, we either re-square the frame or replace the sash. If the frame is too far gone, we’ll tell you straight and quote a replacement window instead of selling you a repair that won’t hold.
  • Glazing bead shrinkage on casement and awning windows.   • Damaged Low-E coating from improper cleaning. This one is common with Miami homeowners who use ammonia-based glass cleaners on the interior surface of Low-E glass. The ammonia eats the metallic coating over time, especially in direct sun. We can’t repair the coating itself, but we can replace the IGU and, more importantly, tell you what to clean with going forward so it doesn’t happen again.
