  • PGT 3500 Series sliding door rollers flatten and bind. The 3500 Series uses a single roller assembly per panel corner, and after years of rain exposure and humidity cycling in Miami, those steel ball bearings rust at the axle and flatten into ovals. The door goes from gliding to dragging to needing two hands and a hip. We replace the entire roller cartridge, not just the wheel, because the housing warps at the same rate. Most 3500 roller replacements we do in older Kendall and Pinecrest homes run $180 to $260 per panel, parts included.
  • WinGuard thermal breaks fog between the panes. PGT’s WinGuard impact glass carries a long seal warranty, but the double-pane units on sliding patio doors fail at the bottom seal first. Miami’s wet-season humidity works its way in through micro-cracks, and within months you get that milky fog between the glass that never clears.   • PGT 5500 Series multi-point locks jam in the deadbolt position. The 5500 Series uses a three-point locking mechanism where a single handle throw drives bolts at the top, middle, and bottom. Over time, the linkage rods inside the stile develop play, and the bottom bolt stops retracting fully. Now your door is locked and you can’t unlock it from either side. Quick fix: lift the handle slightly while turning the key. Real fix: we open the stile, reset the linkage, and adjust the keepers so the bolts align without dragging. If you force a stuck PGT lock, you will bend the linkage and double the repair cost.
  • WinGuard Astragal alignment drifts after rough hurricanes. Miami homes that took a direct hit from a storm often find their PGT two-panel patio doors shifted by pressure loading. The astragal, the vertical meeting stile where the panels seal, sags a quarter inch, and now you have a light gap and a whistle when the wind blows out of the east. We re-square the frames, shim the header, and reset the rollers so both panels meet the way PGT designed them to. This is a two-hour job, not a replacement, and it matters because an out-of-alignment impact door is no longer impact-rated.
  • PGT screen door tracks fill with sand and salt. This is the Miami-specific one. PGT aluminum screen frames ride in a bottom track that catches beach sand, salt spray, and leaf debris, and within a couple of years the screen door is grinding through bent pile weatherstripping. We see it constantly in Brickell and Key Biscayne units. The fix is a full track clean-out, new pile, and a graphite-free dry lubricant that won’t attract more grit. Petroleum-based lubes turn that track into sandpaper by July.
  • Interior handles on 3500 and 5500 Series loosen and strip. The die-cast interior pull handles PGT used on many production-era sliding doors are zinc, and they fatigue. The set screw socket rounds out, the handle wobbles, and one day it comes off in your hand. We replace the handle with a solid aftermarket upgrade that uses the same footprint but a steel-to-steel mounting, and we throw the old zinc one in the truck so you can see the difference in weight.
